Land Use Plans are rapid, high level sketches designed to:

  • Visually communicate the intended development
  • Maximise the potential for your site
  • Incorporate local & state planning policies
  • Initiate the collaborative planning permit process with Council
  • Provide you with early Council feedback

Land Use Plans:

  • Do communicate high level Town Planning issues such as Site features and contours, neighbouring buildings & offsets, intended dwelling numbers, size, mass, footprints, orientations, site permeability and site coverage
  • Do not communicate details, interior floorplans, design aesthetics, materials or colour schedules.

The real benefit of Land Use Plans are that they signal to the Town Planning department that you are interested in initiating a collaborative Planning Permit process with Council and are open to Council’s input from the very start of your project.

This separates you from the majority of developers who lodge completed applications with little or no input from Council Town Planners.
